 
Sun City Center is one of the largest and most popular retirement communities in the nation. Currently the active adult lifestyle communitiy is home to 16,000 residents and is projected to increase to its capacity of 20,000 by the year 2010. Some of the features that Sun City Center offers include shopping, sports (including 126 holes of golf), dining, entertainment, and professional services (hospitals, banks, etc.). Just to name a few: A new Super Wal-Mart, Home Depot, Publix, Winn Dixie, Sun Trust Bank, World Savings.

A large inventory of resales - a buyer's market
In 2005 there was a very low supply of inventory on the market and we had problems finding for our buyers the properties they were looking for. Luckily this situation has changed now. There is a large supply of homes and villas on the market, esspecially in the lower and mid price ranges and sellers are now more willing to negotiate.

Darkest before Dawn: The bad news about the housing market in Florida brought prices down fast. According to an article in Forbes magazine, Tampa Bay will be one of the first areas in the US to recover.
In some areas, we already see the inventory numbers declining, builder are selling their inventories at greatly reduced prices as there are not many buyers on the market now. As the number of permits for new homes and condos has fallen sharply, once these inventory homes are gone, the pressure on the market from the builders will be significantly less than now.
The developer of Sun City Center has currently some great deals for fast closings, as the market in Sun City Center is really the worst in summer. If you are planning to move to Sun City Center and consider new construction, I would recommend to start looking now, before the best changes are over.
Traditionally the best market for Sun City Center is from Christmas to Easter, in summer the market is weak. To buy anticyclical is always the best way to invest, buy when everyone wants to sell, sell when everyone wants to buy.

Resale homes and condos in Sun City Center
The market for resale condos, villas, and homes is constantly changing. The prices came dramatically down - when you have problems to sell your house in Michigan or New York, you cannot move to Florida.
The development of Sun City Center was started by Dell Webb about 50 years ago, the gated King's Point about 40 years ago. Then WCI bought the development and now Minto Properties is developing the final phases.
Sun City Center is general offers many amenities for it's residents. More and more they cater to the younger retirees. For all resales one in the family needs to be 55 or older and nobody below 18. The developer can sell also to slightly younger buyers and some people buy a new home or condo with 50 in Sun City Center and still work in Tampa or Sarasota. Golf-carts can be used in Sun City Center like a car and be driven everywhere in the community.
